Negotiation is both an art and a science. Like any science, it draws upon logic and a wealth of knowledge. However, good negotiation also requires intuitive diplomatic skill -- an “art“ in which we demonstrate the value your firm brings to the community, state and/ or country. McCallum Sweeney strives for a “team building” success rather than an adversarial one. We achieve maximum benefit for our clients when all parties involved have a “stake” and a “reward.“

Because it’s so difficult to maintain this sense of cooperation and mutual benefit while securing the best outcome for the client, it’s crucial that negotiators have the kind of extensive experience offered by McCallum Sweeney Consulting, Inc. Real Estate Negotiations
Sometimes property or office space is offered as an inducement to locate to a specific community or remain in it. In other cases this does not occur, and negotiating the best possible price is important due to capital investment constraints or recurring operating costs. In either event, we develop multiple strategies for achieving the lowest cost and highest value to the client. We routinely negotiate option agreements, purchase agreements, lease terms and other real estate services for our clients.

Incentive Negotiations
Incentive negotiations are important to any capital investment decision, whether it’s over a new location, expansion, or consolidation. Many development agencies are eager to develop partnerships with existing industry or new industrial prospects to help a company become as successful as possible. Their incentives are typically driven by jobs or capital investment. Since the economic health of a region depends upon taxes, wages, and suppliers, it’s natural for development agencies to offer programs that promote retention and recruitment.

Some incentives or benefits are available by right and only require knowledge of their existence (along with an application). Others can be developed by enabling legislation that provides flexible guidelines for incentives, used at the discretion of the respective development agency. In either case, McCallum Sweeney Consulting, Inc. facilitates and guides the acquisition of all incentives, whether “discretionary” or “statutory.”
